We got this Lincoln Avenue call on a Saturday afternoon. A teenager had backed into the door at low speed, but the impact was just right to pop the top roller out of the horizontal track and bend the track itself. The door was hanging by a single cable, which is genuinely dangerous. This door near Katella Avenue wasn’t broken, but it was letting the outside in. The original PVC seal had gone hard as plastic in the Cypress sun and was no longer flexing to meet the driveway slope. Water was pooling in the garage after every rain, and the owner had found mouse droppings near the water heater. We installed a heavy EPDM rubber seal with an integrated drip edge, adjusted the door’s down-limit so it seated properly without over-traveling, and pointed out that the concrete had settled about half an inch on the left side. The new seal compensated for that slope. Sometimes the small jobs make the biggest difference in daily life.
