  • Visible daylight under the door when closed. A proper seal compresses evenly across the full width. If you see light, the rubber has lost its memory or the retainer has pulled away from the door. In Cypress, UV damage usually starts at the center where the seal flexes most.
  • Water pooling inside after rain. The seal’s job is to act as a dam against driveway runoff. Kink the bead, and the seal binds and tears. Worse, some homeowners remove the bottom fixture to gain access, which disturbs the cable tension. Garage door cables are under extreme load. A slipped cable can cause serious injury. We do not recommend disturbing any hardware under tension.
